Clarification of Maintenance Charges
The maintenance number is routed to a telephone answering service to receive emergency work orders after regular business hours, weekends, and holidays. the answering service cannot accept work orders for routine maintenance problems. Persons who place routine work orders with the answering service service during non-business hours or who falsify information as an emergency when it is not, are subject to a nuisance charge in addition to overtime fees. Below is a listing of ALL conditions that are considered to be emergencies. Please save this list. All other calls to maintenance should be between the hours of 8:00 a.m. and 5:00 p.m. Monday through Thursday.

You will be required to leave a number where you can be reached when calling in an emergency.
Emergency / Priority Maintenance Call List:
1. (Emergency) Gas Leak inside or outside an apartment
2. Hot Water Heater:
* (Emergency) Leaks from hot water heaters to be abated or repaired within 24 hours.
* (Priority) No hot water is a priority if it is over 24 hours before the next business day. Maintenance will not respond after 9:00 p.m. (Note: all units no matter what the temperature is.)
3. (Priority) Air Conditioners:
* Temperature must be above 95 degrees Fahrenheit or forecast to be above 95 degrees: abatement or repair shall occur within 24 hours. Maintenance will not respond after 9:00 p.m. (Note: if you get this call before 9:00 p.m. you have to go at that time. After 9:00 p.m. you need to make sure the forecast is showing the temperature is going to be above 90 degrees before our next working day-not the heat index. This is for all our units.)
4. (Priority) Heating:
* Temperature must be below 40 degrees Fahrenheit or forecast to be below 40 degrees; abatement or repair shall occur within 24 hours. Maintenance will not respond after 9:00 p.m. (Note: if you get this call before 9:00 p.m. you have to go at that time. After 9:00 p.m. you need to make sure the forecast is showing the temperature is going to be below 40 degrees before our next working day-not the wind chill factor. This is for all our units.)
5. (Emergency) Sparking of a live electrical wire. No power or partial power.
6. (Emergency) Apartment Break-in's and Fires which have resulted in you not being able to secure your apartment. This does not include torn window or door screens. If maintenance services are required due to a break-in or damage caused by a domestic dispute, the resident must first notify the Police Department, who will in turn contact the Emergency after hours maintenance number. Maintenance will not respond unless a representative from the Police Department is present.
7. (Emergency) Flooding Water inside or outside the apartment by either natural causes or stoppage of a sewer line.
8. (Priority) Stopped up Commode when there is only one (1) bathroom. Stopped up sink when no other sink in apartment is usable. Please do not allow water to stand on the floor.
9. (Priority) Refrigerator Not Working before 9:00 p.m. (DO NOT OPEN REFRIGERATOR UNTIL MAINTENANCE ARRIVES!!)
10. LOCK-OUTS ARE NOT CONSIDERED AN EMERGENCY!

11. Calls determined not to be an emergency will be considered a nuisance call and will be billed at $56.00 per hour with a minimum billing of one (1) hour.
